Since I started out in this business of Wholesaling, I am all too familiar with the process, all of the Challenges, and most importantly its rewards. I love that feeling when you close a deal and make those hefty Assignment fees!
What if there was a buyer group that paid more than the typical Investors you have been trying to Wholesale your deals to?
What if this Buyer Group was easier to work with and potentially made you more profit per Wholesale than you could achieve with your typical Investors who need those deep discounted prices they are always negotiating with you for?
American DreamVestors has created a very unique Finance product that focuses on that Owner Finance type buyer allowing us to partner approved buyers with your Wholesale properties creating an opportunity to sell your properties for more than you would be able to sell to an Investor for.
Imagine a typical wholesale. House is 200k in ARV once fixed up. There are 30k in Renovations needed. The typical strategy is to take the ARV and multiply that by 60-80% depending on Investors and how tight budgeted they are. Let go with the middle and multiply that by 70% and that should equal 140k. Subtract the Reno budget of 30k and you get 110k. Subtract your Assignment fee out of that and you should be around 100k.
Now let's look at our way…Same scenario with the 200k ARV home.
In this scenario, we will take the ARV of 200k and first subtract the reno budget. That should equal 170k. Now lets remove your assignment fee of 10k +another 5k which is a 50% increase in Assignment Fee. We have 155k. Now take away our service fee for this Program of 10% of the ARV which is 20k. That leaves us a potential offer amount of 135k.
Using this scenario, you should potentially be able to offer 35% more than the previous scenario. Even if that was half, and you were able to offer 17.5% more than your traditional Investor focused offer, would this not help you close many more contracts. Think about ALL of the skinny deals you have let go because you knew NO investor was going to be able to buy them from you.

We will teach you how to work with our Financing model and take advantage of the Owner Finance Buyer market who is starving for a home they can buy and fix up themselves. We will teach you to Market to these Buyers, take the calls, get them on the approval process and walk the deal to close with us. None of us get paid if the deal doesn't close.
1. At this point you hopefully have negotiated the lowest price possible.
2. You probably have tried to market to the Investor groups and your Investor list and had no luck. No worries, we have you covered.
3. Submit property through your Private Portal for review
4. Once accepted by our internal review committee you can begin your marketing phase.
5. Your expectations….
6. Once you start to get interested buyers calling you, you will gather basic info, explain the program, and submit your buyers through your Private Portal.
7. We will then take over and start the Approval Process with the client. Our Origination Team will gather application, documents, and typically provide approval within a business week.
8. Once the client is approved, we can step in and begin the Contract and Closing process. Typically 3-4 weeks we should be able to Fund.
